Privacy and data protection policy

The controller of the personal data processed on this site is Lopes Moreira — Imóveis e refúgios do Cerrado, a real estate broker registered with CRECI-DF 29.254 and an appraiser registered with CNAI 45701, based in Alto Paraíso de Goiás — GO.

This policy is written in accordance with Brazil's General Data Protection Law — LGPD (Lei 13.709/2018) — and describes how data is collected, used, shared and eliminated.

Property listing registration: name, phone, email, the property's municipality, descriptive property data (type, area, asking price, description, highlights) and photos and videos submitted by the advertiser.

Appraisal request (PTAM): name, phone, email, city and state of the requester, municipality and location of the property, area in hectares, title deed number, CAR (Rural Environmental Registry) code, improvements, and the stated purpose of the appraisal.

Contact form: name, phone and message content, which is forwarded via messaging app from your own device.

Appraisal fee payment: card or payment-method data is collected and processed directly by the payment provider. The site does not receive or store card numbers; we keep only the transaction reference and payment status.

Access to the broker's restricted area: email and authentication credentials.

Minimal technical data generated by hosting (such as IP address and access logs) for security and legal compliance.

Reviewing, approving and publishing property listings, and intermediating negotiations between advertiser and interested parties: performance of a contract and preliminary procedures related to a contract (art. 7, V).

Preparing and delivering the Market Valuation Technical Report and issuing the payment receipt: performance of a contract (art. 7, V).

Responding to contact messages and presenting properties matching the interest expressed: the controller's legitimate interest in the brokerage activity (art. 7, IX), always limited to the purpose of the contact.

Recording acceptance of the terms, the sale option and this policy, with date, time and version: compliance with legal and regulatory obligations and the regular exercise of rights (art. 7, II and VI).

Maintaining site security and preventing fraud: legitimate interest and legal obligation.

We do not make automated decisions with legal effects on the data subject, we do not perform advertising profiling, and we do not deliberately process sensitive personal data — please do not submit documents containing health data, biometrics, religious beliefs, or political or union affiliation.

Operators necessary for providing the service: hosting and database provider for the application, payment processing provider, and transactional email provider (such as the appraisal receipt). Each operator processes data only according to our instructions.

Parties interested in purchasing a property receive only the public information from the listing. The advertiser's contact details are not displayed on the site and are only shared with third parties with the advertiser's own authorization, during the course of intermediation.

Public authorities, when required by law, court order, or a request from a professional oversight body.

We do not sell, rent or share personal data for third-party advertising purposes.

Some operators may process data on servers outside Brazil. In such cases, international transfers comply with the safeguards set out in articles 33 to 36 of the LGPD.

Rejected listings or incomplete requests: up to 12 months after the last contact, unless deletion is requested earlier.

Published listings and properties under intermediation: for the duration of the sale option and for up to 5 years after it ends, a period necessary to evidence the intermediation and defend rights.

Issued appraisals and payment receipts: for the period required by tax legislation and appraisal-activity standards, currently 5 years from issuance.

Records of acceptance of the terms and this policy: for the same period as the processing they relate to.

Once these periods end, data is deleted or anonymized, except where retention is authorized under article 16 of the LGPD.

You may request, at any time: confirmation of whether processing exists; access to your data; correction of incomplete, inaccurate or outdated data; anonymization, blocking or deletion of unnecessary or non-compliant data; portability; information about data sharing; information about the option to withhold consent and its consequences; and revocation of consent.

Requests should be sent to contato@lopesmoreira.com.br and are answered within 15 days. We may request additional information to confirm your identity before fulfilling the request, as a security measure.

Deleting data that is essential to performing an ongoing contract or complying with a legal obligation may result in the listing being withdrawn or the contracted appraisal being unable to proceed; in such cases, we will explain the reason for the partial refusal.

You may also file a complaint with Brazil's National Data Protection Authority (ANPD).

This site uses only cookies and local storage necessary for its operation: maintaining the login session for the broker's restricted area, interface preferences, and recording your acknowledgment of this privacy notice.

We do not use advertising, remarketing or cross-site behavioral tracking cookies, and we do not embed ad networks.

Property videos are embedded in a mode without tracking cookies. When you press play, the video service may record technical data about your access, under that service's own privacy policy.

You can block or delete cookies in your browser settings; blocking necessary cookies may prevent access to the restricted area.

We adopt technical and administrative measures appropriate to the scale of our operation: encrypted transmission (HTTPS), authentication-based access control, row-level database access rules, private storage for photo and video files, and separation between the listing's public data and the advertiser's contact data.

In the event of a security incident posing significant risk to data subjects, we will notify those affected and the ANPD within the timeframes and manner required by the LGPD.

No measure fully eliminates risk. Please do not request or send passwords, card data or sensitive documents by message or email.

This site is intended for adults over 18. We do not intentionally collect data from children or teenagers. If we identify such processing without proper legal basis, the data will be deleted.

This policy may be updated to reflect changes in the service or in the law. The current version is always the one published on this page, identified by number and date.

Each form submission records the version of the policy in effect at the time of acceptance, with date and time, preserving a record of what was presented to you.
